What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants did not attend the hearing. Evidence showed significant rent arrears totaling over $18,000.00 despite a recent payment of $2,000.00. The Landlord served a valid N4 notice which was not voided by the Tenants.
The ruling
The tenancy is terminated effective July 8, 2025, unless the Tenants pay $18,918.00 by June 30, 2025, or $21,050.00 by July 8, 2025, to void the order. If the order is not voided, the Tenants must vacate by July 8, 2025, and are ordered to pay the Landlord $15,890.40, plus daily compensation of $70.09 until they move out.
