What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears. The Tenant was absent from the hearing.
The ruling
The tenancy is terminated unless the Tenant voids the order by paying $8,041 by June 15, 2024. If the Tenant does not void the order, the Tenant must move out by June 15, 2024 and pay the Landlord $3,585.60 plus daily compensation of $48.99 from May 2, 2024 until the Tenant moves out. If the Tenant voids the L1 portion, the tenancy will continue on the condition that the Tenant pays rent on time for the next 12 months.
