What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant did not attend the hearing despite being served with notice both by the LTB and by the Landlord placing a copy under the door. The Landlord established that a valid N4 notice was served and that the Tenant failed to pay the outstanding balance. The ruling

The tenancy is terminated effective November 18, 2025, unless the Tenant pays $11,583.00 to void the order. If the Tenant does not pay and does not move out, the Landlord may enforce the eviction through the Sheriff starting November 19, 2025. The Tenant is ordered to pay $10,105.68 for arrears to the hearing date and the filing fee, plus daily compensation of $37.08 until they vacate.
