What happened
The Landlord, a community housing provider, applied to terminate the tenancy and evict the Tenant for non-payment of rent. A valid N4 notice was served, which the Tenant did not void by the termination date. The Tenant failed to attend the hearing. Evidence showed the Tenant was still in possession and owed significant arrears, partially attributed to a loss of subsidy which required administrative action from the Tenant to reinstate.
The ruling
The tenancy is ordered terminated effective December 1, 2025, unless the Tenant voids the order by paying the total arrears and filing fees. The Tenant is ordered to pay the Landlord $3,355.96 for arrears and the application fee, plus daily compensation of $32.68 from October 29, 2025, until they vacate. If payment is not made by the deadline, the Landlord may enforce the eviction through the Sheriff starting December 2, 2025.
