What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had paid a significant portion of the arrears ($900.00) after the application was filed, leaving a balance of less than one month's rent at the time of the hearing. The Tenant did not attend the hearing.
The ruling
The Tenant is ordered to pay $334.38 to the Landlord in two equal installments of $167.19 by November 15 and December 15, 2025. The Tenant must also pay ongoing rent on time. Eviction is stayed pending compliance; however, if the Tenant fails to make any payment, the Landlord may apply for an ex-parte eviction order within 30 days of the breach.
