What happened
The Landlord applied to evict the Tenant for committing an illegal act (arson), seriously impairing the safety of other residents, and willfully causing damage. The Tenant allegedly set a duffle bag on fire at the door of another tenant's unit. The Tenant did not attend the hearing, and the Landlord provided uncontested evidence, including security video footage.
The ruling
The tenancy is terminated effective April 19, 2025. The Tenant must vacate the unit by this date. Due to the seriousness of the Tenant's conduct (arson), relief from eviction was denied, and an expedited eviction was ordered. The Tenant is ordered to pay the Landlord $187.64, which covers compensation for use of the unit and the application fee, minus the rent deposit and its interest.
