What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not attend the hearing, but the Landlord presented evidence that a valid N4 notice was served and the Tenant remained in possession of the rental unit.

The ruling

The tenancy is terminated unless the Tenant pays $16,742 by July 31, 2024 to void the order. If the Tenant does not pay, they must vacate the unit by July 31, 2024 and pay $16,333.25 in rent arrears and application fees. The Landlord may file the order with the Sheriff to enforce the eviction starting August 1, 2024.
