What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent and the Landlord's intention to demolish, repair or convert the rental unit. The Tenant did not attend the hearing.
The ruling
The L2 application for termination due to demolition, repairs or conversion is dismissed as the Landlord did not comply with the requirements under the Act. The L1 application for non-payment of rent is granted. The tenancy is terminated unless the Tenant pays the full amount owing by November 21, 2023. If the Tenant does not pay, the Tenant must vacate the unit by November 21, 2023 and the Landlord may file the order with the Sheriff for enforcement.
