What happened

The Landlords applied for termination of the tenancy and compensation for significant property damage caused by the Tenants. The Landlords served two N5 notices; the first was voidable, and the second was a non-voidable notice issued after further damages were discovered. The damages included a broken oven glass, holes in walls, torn ceiling fans, and animal waste stains. The Tenants did not attend the hearing.

The ruling

The tenancy is terminated effective November 11, 2025, due to extensive property damage. The Tenants are ordered to pay the Landlords $4,305.56 by November 11, 2025, which includes $6,661.00 in repair costs and the $186.00 filing fee, minus the $2,500.00 rent deposit and $41.44 in interest. Failure to vacate will result in eviction enforcement by the Sheriff.
