What happened

Tenants filed an application against the Landlord for substantial interference and harassment. The dispute arose following the Landlord's purchase of the property in 2024. The Landlord requested Tenants clear a basement storage area and pay for hydro separately, which Tenants claimed were included in their long-standing tenancy terms. Tenants also alleged the Landlord threatened eviction by stating an intention to move into the unit and requested the legal names of all occupants. The Landlord maintained these actions were for safety, insurance, and administrative purposes while transitioning ownership and lacked access to previous lease documents.

The ruling

The Tenants' application is dismissed. The Board found that the Landlords did not substantially interfere with the Tenants' reasonable enjoyment or harass them. The Landlord's conduct was found to be reasonable for a new owner managing safety and administrative transitions, and they appropriately ceased disputed actions upon learning of the Tenants' existing legal rights.
