What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 notice of termination, and the Tenants were late paying rent 8 times in the 8 months after the notice was served.

The ruling

The tenancy is terminated effective June 30, 2023. The Tenants must vacate the rental unit by that date. If they do not, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. The Tenants must pay the Landlord $8,488.68, which includes compensation for use of the unit and the application filing fee. If the Tenants do not pay the full amount by June 30, 2023, they will owe interest at 6% annually on the outstanding balance.
