What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had failed to pay rent consistently since April 2025, paying only one month's worth in that period. Despite being served with a valid N4 notice and the hearing notice, the Tenant did not attend the hearing nor provide a repayment plan. The arrears doubled between April and the hearing date.
The ruling
The tenancy is terminated effective July 29, 2025. To void the eviction, the Tenant must pay $5,106.00 by July 29, 2025. If the Tenant does not void the order, they must move out by the termination date and pay the Landlord $3,026.37, plus daily compensation of $40.44 starting from July 11, 2025, until they vacate the unit.
