What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to appear at the hearing and has not made any payments since the application was filed. The Landlord testified that the Tenant has lived at the property for over a decade but is now refusing to communicate or engage in a repayment agreement.

The ruling

The tenancy is terminated effective August 3, 2025, unless the Tenant pays $2,843.80 by July 31, 2025, or $3,508.25 by August 3, 2025, to void the order. If the Tenant does not void the order, they must move out by August 3, 2025, and pay the Landlord $1,804.57, representing arrears and filing fees minus the rent deposit and interest.
