What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The hearing proceeded in the Tenant's absence, as they were properly served but did not attend. The Landlord provided evidence that the Tenant had been in arrears since December 2024 and was unresponsive to proposed payment plans.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the Landlord $4,644.00 by May 31, 2025, or $5,387.00 by June 3, 2025. If the order is not voided, the Tenant must move out by June 3, 2025, and pay the Landlord $3,420.83 plus a daily compensation of $24.43 from May 15, 2025, until they vacate. The Landlord can file for eviction with the Sheriff starting June 4, 2025, if the Tenant fails to comply.
