What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant for persistently paying rent late. The Tenant did not attend the scheduled videoconference hearing, despite being properly served with the notice of hearing. The hearing proceeded based on the Landlord's uncontested evidence.

The ruling

The tenancy is terminated effective May 20, 2025. The Tenant must vacate the unit by this date. The Tenant is ordered to pay the Landlord $1,978.36, which covers compensation for use of the unit and the application filing fee, after deducting the rent deposit and interest. If the Tenant fails to vacate, the Landlord can file the order with the Sheriff for enforcement starting May 21, 2025.
