What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears.

The ruling

Unless the Tenant voids the order by paying $2,576 by August 31, 2024 or $3,806 by September 1, 2024, the tenancy will be terminated. If the Tenant does not void the order, they must pay the Landlord $558.52 and move out by September 1, 2024. The Tenant will also owe daily compensation of $40.44 for each day of occupation after August 12, 2024.
