What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant seriously impairing the safety of other residents by causing a fire in the rental unit, and wilfully causing damage to the premises. The Tenant refused to allow the fire department access to the unit and changed the locks without the Landlord's consent.

The ruling

The Landlord's application is granted. The tenancy is terminated effective June 18, 2024. The Tenant must vacate the unit by that date or the Landlord can file the order with the Sheriff to enforce the eviction. The Tenant owes the Landlord $9,789.42, which includes compensation for use of the unit, application filing fees, and the rent deposit and interest, less any payments made by the Tenant. If the Tenant does not pay the full amount by June 18, 2024, they will owe interest at 7% annually on the outstanding balance.
