Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's failure to meet a condition specified in a previous LTB order to pay $700 towards rent arrears by April 25, 2023.

The ruling

The tenancy is terminated effective June 4, 2023. The Tenant must pay the Landlord $6,544.50, which includes the remaining rent arrears from the previous order and new arrears up to May 24, 2023, less the rent deposit and interest owed. The Tenant must also pay the Landlord $37.92 per day in compensation for use of the unit starting May 25, 2023 until the Tenant vacates.
