What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The Tenant shall pay the Landlord $14,125.10 for rent arrears and costs by paying $500 per month from June 2024 to October 2026, and $125.10 in November 2026. The Tenant shall also pay new rent in full on the 1st of each month from June 2024 to November 2026 or until the arrears are paid. If the Tenant fails to make any payment, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
