What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served the Tenant with a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.

The ruling

The Tenant is ordered to pay the Landlord $4,052.02 in rent arrears and $186 in application costs, in monthly installments of $353.16 from April 2023 to February 2024, with a final payment of $353.26 in March 2024. The Tenant must also pay new rent on time and in full until the arrears are paid off. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
