What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling

The tenancy will be terminated on January 3, 2024 unless the tenant pays $6,892.82 by December 31, 2023 or $8,201.09 by January 3, 2024 to void the order. If the tenant does not void the order, they must pay $3,859.43 to the landlord and $43.01 per day in compensation for continued occupation of the unit.
