What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent non-payment of rent. Despite receiving a valid N4 notice and a follow-up letter offering negotiation for repayment, the Tenant did not respond and failed to attend the hearing. While some payments were made after the application was filed, arrears continued to increase.

The ruling

The tenancy is terminated effective October 21, 2025, unless the Tenant voids the order by paying $2,897.27. If the Tenant does not void the order and does not move out, the Landlord can enforce the eviction through the Sheriff starting October 22, 2025. The Tenant is ordered to pay $681.70 to the Landlord, which accounts for arrears and filing fees minus the rent deposit and interest.
