What happened
The Landlords applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. During the process, the property was sold, and the new owner was added as a landlord. The Tenant did not attend the hearing despite being properly served. The adjudicator found that the Tenant failed to pay the rent arrears and did not void the N4 notice.
The ruling
The tenancy is terminated effective May 24, 2025. The Tenant is ordered to pay $4,229.87 to the Landlord for rent arrears and the application fee, minus the rent deposit and interest. The Tenant can void the eviction by paying $6,014.60 on or before May 24, 2025. If the Tenant does not pay or move out, the Landlord may enforce the eviction through the Sheriff starting May 25, 2025.
