What happened
The Tenant applied for a rent abatement and other remedies alleging the Landlord failed to maintain the unit (specifically a master bathroom toilet and kitchen ceiling) and harassed the Tenant by communicating with her children about the tenancy, requesting payment for water bills, and repeatedly referencing the Tenant's ex-partner in communications. The Landlord argued that delays in repairs were partly due to the Tenant's lack of cooperation and that requests for water bill payments were justified given high usage.
The ruling
The Landlord is ordered to pay the Tenant $923.12, representing an $875.12 rent abatement for the failed maintenance of the master bathroom toilet and the $48.00 application filing fee. The Landlord must also conduct a maintenance inspection of the unit by August 31, 2025. If the Landlord fails to pay by the due date, the Tenant is permitted to deduct the amount from future rent payments in two installments.
