What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $18,139.40 by July 29, 2024. If the Tenant does not void the order, the Tenant must pay $15,684.08 to the Landlord and vacate the unit by July 29, 2024. The Tenant will owe daily compensation of $46.46 for any additional days of occupancy after July 9, 2024.
