What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant admitted to the arrears, explaining that he lost his job and lacked the funds to pay. During the hearing, both parties reached a consent agreement for the termination of the tenancy and a payment schedule for the outstanding arrears.
The ruling
On consent, the tenancy is terminated effective July 31, 2025. The Tenant is ordered to pay the Landlord $18,285.39, which accounts for arrears to the hearing date and the filing fee, minus the rent deposit and interest. If the Tenant fails to vacate or pay by July 31, 2025, the Landlord may seek enforcement through the Sheriff, and interest will accrue on the balance.
