What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants had been served with an N4 notice but failed to pay the arrears. By the time of the hearing, the Tenants had already vacated the rental unit.

The ruling

The tenancy was terminated effective August 29, 2025, the date the Tenants moved out. The Tenants are ordered to pay the Landlord $7,958.42, which includes rent arrears and the filing fee, after deducting the rent deposit and interest. Failure to pay by September 21, 2025, will result in annual interest of 4.00% on the balance.
