What happened
The Landlord applied for an order to terminate the tenancy due to the Tenants' persistent late payment of rent. At the hearing, the Tenants admitted to the late payments and being approximately two months in arrears. They requested a conditional order to preserve their tenancy.
The ruling
The tenancy is not terminated. A conditional order is issued. The Tenants must pay their monthly rent on or before the first of each month for one year, from July 1, 2025, to June 1, 2026. They must also pay all existing rent arrears. Additionally, the Tenants must pay the Landlord's $186.00 application filing fee by July 30, 2025. If any of these conditions are breached, the Landlord can apply for an eviction order without notice.
