What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenant due to non-payment of rent. Despite receiving a valid N4 notice and the LTB application, the Tenant remained in possession of the unit and failed to clear the arrears. Although the Tenant made some payments after the application was filed, a significant balance remained. The Tenant did not attend the hearing.

The ruling

The tenancy is terminated effective August 30, 2025, unless the Tenant voids the order by paying $4,249.96 by that date. If the tenancy is terminated, the Tenant is ordered to pay $1,733.17 to the Landlord (calculated after applying the rent deposit and interest) plus daily compensation of $45.52 for each day they remain in the unit after the hearing date.
