What happened

The Landlords applied for eviction based on serious impairment of safety following a violent incident at the rental property involving a machete. An attacker pursued the son of Tenant 1 back to the residence, smashed vehicles in the driveway, and broke into the unit while threatening to kill everyone. The Landlords argued that the Tenants permitted the attacker's entry. Additionally, the Landlords sought recovery for unpaid utility bills for which the Tenants were responsible under the lease.

The ruling

The application to terminate the tenancy for serious impairment of safety is dismissed because the violent acts were committed by an uninvited intruder, not the Tenants or their guests. The Tenants are ordered to pay the Landlords $560.92 by November 15, 2025, covering unpaid utility expenses and the application filing fee.
