What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.
The ruling
The Landlord's application to terminate the tenancy and evict the Tenant for non-payment of rent was granted. The Tenant was ordered to pay $25,951.35 by August 31, 2024 or $27,091.08 by September 15, 2024 to void the order and continue the tenancy. If the Tenant does not pay, the tenancy will be terminated, and the Tenant must vacate the unit by September 15, 2024. If the Tenant does not vacate, the Landlord may file the order with the Sheriff to enforce the eviction.
