What happened

The Landlord applied for termination of tenancy and compensation due to the Tenant causing wilful damage to the rental unit and substantially interfering with the Landlord's reasonable enjoyment. The Landlord, who resides in the same building (which has three or fewer units), reported significant destruction of property and interference with her home-based business. The Tenant had vacated the unit prior to the hearing.

The ruling

The LTB ordered the Tenant to pay the Landlord a total of $16,922.47. This includes $13,500.00 for damages (broken appliances, fixtures, and stolen detectors), $2,500.00 for costs resulting from substantial interference with the Landlord's hair business, $736.47 for daily occupation after the termination date, and the $186.00 filing fee. The tenancy was officially terminated as of the move-out date.
