What happened
The Landlords applied for termination of tenancy and eviction because the Tenants failed to pay rent. At the hearing, it was determined that the Tenants owed significant arrears exceeding $19,000. The Tenants admitted to a gap in employment but also acknowledged that while they have earned some income recently, they prioritized other expenses over their rent obligations. The LTB found that granting relief from eviction would be unfair to the Landlords given the magnitude of the debt and the Tenants' lack of a viable repayment plan.
The ruling
The tenancy is terminated effective August 26, 2025, unless the Tenants pay $19,236.00 to void the order. If they do not pay and vacate, they are ordered to pay the Landlords $14,387.13 (arrears adjusted for deposit and interest) plus daily compensation of $96.99 until they move out. The Landlords are authorized to file with the Sheriff for eviction starting August 27, 2025.
