What happened

The Landlord applied for eviction because the Tenant failed to meet a condition from a previous LTB order (LTB-L-078404-24). An ex-parte eviction order (LTB-L-007507-25) was issued. The Tenant filed a motion to set aside this order. However, the Tenant had already vacated the rental unit on February 2, 2025, prior to the motion hearing. The Board determined the motion was moot and denied it.

The ruling

The Tenant's motion to set aside Order LTB-L-007507-25 is denied because the motion is moot, as the Tenant had already vacated the property. The stay on the previous order is lifted, and that order remains unchanged.
