What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and the Landlord's need for personal use of the rental unit. The Landlord served valid N4 and N12 notices, and the Tenant did not void the N4 notice by paying the rent arrears.

The ruling

The tenancy is terminated effective July 21, 2023 unless the Tenant pays $7,866 by June 30, 2023 or $9,146 by July 21, 2023 to void the order. If the Tenant does not pay, the Tenant must vacate the unit by July 21, 2023 and pay $6,063.44 in rent arrears and application fees.
