What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant has not made any rent payments since November 2024. The Landlord attempted to negotiate a repayment plan on five occasions without response from the Tenant. The Tenant requested a delay in eviction to discuss a repayment plan but admitted she currently has no income to support such a plan.

The ruling

The tenancy is terminated effective December 7, 2025. The Tenant is ordered to pay $21,612.61 to the Landlord for rent arrears and costs, after deducting the rent deposit and interest. The Tenant may void the eviction if she pays $24,299.00 by November 30, 2025, or $26,347.00 by December 7, 2025. If the Tenant does not move out or pay, the Landlord may enforce the eviction through the Sheriff starting December 8, 2025.
