What happened

The Landlord applied to terminate the tenancy and evict the Tenant alleging substantial interference with the reasonable enjoyment of the complex. The Landlord claimed the Tenant and her guests caused disturbances, including verbal altercations, smoking, and drinking in the stairwells. Although the Tenant initially attended the videoconference and entered settlement discussions, she disconnected before the agreement could be recorded and did not return. The hearing proceeded in her absence.

The ruling

The LTB ordered the termination of the tenancy effective November 23, 2025, due to substantial interference by the Tenant and her guests. The Tenant is ordered to pay the Landlord $678.65, representing compensation for use of the unit and the application filing fee, after deducting the rent deposit and interest. Daily compensation of $4.67 continues until the Tenant vacates. Eviction can be enforced by the Sheriff starting November 24, 2025.
