What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to pay rent since May 2024, resulting in significant arrears. The Tenant did not attend the hearing despite being properly served. The Landlord sought termination, arrears, and filing fee reimbursement.
The ruling
The LTB ordered the termination of the tenancy effective September 7, 2025, unless the Tenant voids the order by paying the total arrears of $4,597.25 by August 31, 2025, or $5,571.00 by September 7, 2025. If the tenancy is terminated, the Tenant must pay the Landlord $4,263.70, plus daily compensation of $32.01 until they vacate. The Landlord is authorized to enforce the eviction with the Sheriff on or after September 8, 2025.
