What happened

Landlord applied to terminate the tenancy and evict the Tenant due to allegations of substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant, the Tenant or another occupant of the rental unit committing an illegal act, and the Tenant, another occupant of the rental unit or a person the Tenant permitted in the residential complex seriously impairing the safety of any person in the residential complex.

The ruling

The Landlord has proven the grounds for termination of the tenancy. However, the most appropriate remedy is a conditional order. The Tenant is granted relief from eviction subject to conditions, including avoiding contact with a specific tenant, not assaulting anyone, and continuing to cooperate with community supports. If the Tenant fails to comply with the conditions, the Landlord may apply to terminate the tenancy and evict the Tenant.
