What happened

The Landlord (a co-op) applied to terminate the tenancy after the Tenant (a co-op member) breached a previous consent order by failing to pay December 2024 housing charges on time. The Tenant admitted to the breach but argued it was unintentional and that she currently held a credit balance. The Landlord requested eviction, citing a history of two previous breached orders for arrears.

The ruling

The adjudicator cancelled the previous order and issued a new one, granting the Tenant a final opportunity to maintain her tenancy. The Tenant is required to pay her monthly housing charges on the first of each month for a 12-month period. If she fails to comply, the Landlord can apply for an eviction order without further notice to the Tenant.
