What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's intention to demolish the rental unit to construct an 11-storey residential complex. The Landlord served the Tenant with an N13 notice on May 15, 2023, with a termination date of September 30, 2023. The Tenant has not resided in the rental unit since February 2021.

The ruling

The tenancy is terminated effective April 6, 2024. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction.
