What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The Landlord also claimed compensation for each day the Tenants remained in the unit after the termination date.

The ruling

The Landlord's N12 notice was served in good faith, and the Tenants must vacate the unit by May 31, 2024. The Tenants owe the Landlord $6,721.08, which includes daily compensation, unpaid utilities, and a credit for the rent deposit and interest. If the Tenants do not pay the full amount by June 1, 2024, they will owe interest at 7% annually on the outstanding balance.
