What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The ruling

The tenancy will be terminated on June 16, 2023 unless the tenants pay the outstanding rent arrears of $12,136 by April 30, 2023, $13,836 by May 31, 2023, or $15,536 by June 16, 2023. If the tenants do not pay the required amount, they must vacate the unit by June 16, 2023 and pay the landlord $9,406.68 in rent arrears and application costs.
