What happened

The Tenant applied for the return of her last month's rent (LMR) deposit. The Landlord had asked the Tenant to move out due to noise complaints. The Tenant complied and moved out earlier than the requested date, but the Landlord secured a new tenant immediately for the following day. Despite re-renting the unit and suffering no financial loss, the Landlord refused to return the LMR deposit.

The ruling

The Landlord is ordered to pay the Tenant $648.00 by November 8, 2025. This includes the $600.00 remaining from the last month's rent deposit (after a $300 water bill deduction) and the $48.00 application fee. If not paid by the due date, simple interest of 4.00% will accrue.
