What happened

The landlord applied for an order to terminate the tenancy and evict the tenant and unauthorized occupant because the tenant transferred occupancy of the rental unit to the unauthorized occupant without the landlord's consent. The landlord also applied for compensation from the unauthorized occupant for the use of the rental unit.

The ruling

The tenancy between the landlord and tenant is terminated effective November 30, 2024. The tenant must vacate the unit by that date. If the unit is not vacated, the landlord may file the order with the Sheriff for enforcement starting December 1, 2024. The tenant owes the landlord $18,436.50 as of September 30, 2024, which must be paid by December 31, 2024. Any unpaid balance will accrue 6% annual interest starting January 1, 2025. The landlord shall waive the rent for October and November 2024.
