What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears. The Tenant was absent from the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $11,885.81 by May 31, 2024 or $13,735.62 by June 15, 2024 to void the order. If the Tenant does not void the order, the Tenant must move out by June 15, 2024 and pay the Landlord $9,629.49 plus daily compensation. The Landlord is entitled to file the order with the Sheriff to enforce the eviction if the Tenant does not vacate by June 16, 2024.
