What happened

The Landlord, a non-profit housing corporation, applied to evict the Tenant for non-payment of rent. The Tenant was properly served with a notice of hearing but did not attend. The Landlord provided evidence that a valid N4 notice was served, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $1,045.00 by June 13, 2025, which would void the order. If this payment is not made, the Tenant must vacate the unit by that date and is ordered to pay the Landlord $829.33 for arrears and costs, plus daily compensation of $6.77 from May 30, 2025, until moving out. The Landlord is authorized to file for eviction with the Sheriff on or after June 14, 2025.
