What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant committing an illegal act and seriously impairing the safety of others by waving a knife and uttering death threats in the common area of the residential complex.

The ruling

The Tenant's aggressive behaviour of pulling out a concealed weapon (knife), waving the knife and uttering death threats on June 18, 2024, is an illegal act and has seriously impaired the safety of other tenants. The tenancy is terminated, and the Tenant must move out by February 17, 2025. If the Tenant does not pay the full amount owed by February 17, 2025, the Tenant will start to owe interest at 5.00% annually on the outstanding balance.
