What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant did not void the N4 notice by paying the rent arrears.

The ruling

The tenancy is terminated effective April 30, 2023 unless the Tenant pays $1,487 by that date to void the order and continue the tenancy. If the Tenant does not pay, they must vacate the unit and pay $1,370.40 to the Landlord.
