What happened

The Landlord, a community housing corporation, applied to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant was properly served with a notice of hearing but did not attend. An N4 notice had been served, which the Tenant did not void by paying the arrears. The Tenant remained in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the outstanding amount. The Tenant can pay $5,578.00 by April 30, 2025, or $6,337.00 by May 3, 2025. If not voided, the Tenant must vacate by May 3, 2025, and pay the Landlord $5,193.25 plus daily compensation. Relief from eviction was denied due to the Tenant's absence, substantial arrears, and failure to respond to payment plan offers.
